What are the costs for me to sell to you?

There are no special costs to sell to us.  As you will see below, there are the traditional closing costs that everyone has to pay.  However, there are no special fees or commissions to use our services. Remember, we are the actual buyers of your property.

Who pays for the closing costs?

We will pay for ALL the closing costs!  As long as you let us use our preferred title company, we will pay for all of the closing costs.  Since we close so many transactions every month, with companies like Security Title Co. (a subsidiary of Fidelity Title, the LARGEST title company in America) we get significantly discounted rates, we merely pass those savings onto you.  So, whatever we offer you, is what you get.  We take all of the guesswork out of our transactions.  The only thing deducted from your proceeds would be the amount to pay off your loan and the amount to pay for any outstanding property taxes pro-rated through the closing date.

I live out of state, will I have to fly back to Arizona or Colorado  to close it?

A Realtor told me that I don't have enough equity to sell, can you still help?

Believe it or not, we actually even call Realtors and ask that they send us their so called "rejects".  We won't turn you down.  We guarantee to give you an offer within 24 hours of us seeing the property.  We aren't amateurs.  We have techniques that allow us to buy most any property within reason.

Why don't I just use a Realtor?

Well, do you really want several hundred people traipsing through your home, usually at inconvenient times (i.e. like dinner time, when you have company over, when the house is cluttered, when the kids are taking a nap, and etc.)  By selling to us, you can Avoid the hassle and stress of listing your home with a Realtor.   

Next, we don't want to bash the Realtor community.  We recognize that there are some very competent Realtors out there.  We even have many of them bringing us with leads every day.  However, we are sure that you have probably also seen some not so competent ones.  But regardless of their competence level, when a Realtor lists a house for sale, they are still at the mercy of the chance that some willing and able buyer will pass their way.  They rarely ever have a client lined up in advance to actually purchase your home.  So, you guessed it, your home will sit for quite some time until they actually find a buyer.  And to make matters worse, they charge you a whopping 6 to 7 PERCENT in commission. 

Whereas if you sell to us, we buy it with CASH, RIGHT AWAY.  You can put your problem to rest immediately.  And best yet,,, you avoid having to pay any fees or commissions.  We are the actual buyers ourselves.  Unlike Realtors, we are NOT a middleman.  We are the BUYERS.

Actually, that would make you our newest best friend.  Yes, buying more than one home at once is actually easier than buying them separately.  So, most definitely, we would welcome a purchase of as many homes as you have.

How soon will I have to move out?

Well, how soon do you want to move out?  It is usually that simple. Because of our tight connections with our title company, we are able to rush the title work and close within 3 days.  So if you are in a hurry, you might want to start packing.  Or, if you need some extra time, just let us know.  Either way, we are very flexible on when we can close it.

Don't you wish it could be just that easy??? Well, actually it can be.  We love trading homes.  Most investors think it is too complicated, whereas we embrace the concept and actually consider it as one of our favorite ways to purchase your home.

Obviously you are a smart seller.  You clearly have a common goal that is shared by the wealthy of wanting to avoid the needless capital gains tax.  Well, we have various different methods that will enable you to spread out those tax liabilities. After explaining the tax advantages and etc., we actually find that this is the preferred choice of our sellers.  We understand that every seller is different, which is why we are constantly coming up with additional ways to purchase their home in a manner that truly results in a Win / Win situation for everyone involved.  If you can't walk away happy from the sale, then we don't want to buy it.  We rarely find a property that we can't make a suitable offer for it.

You are located in Phoenix and Denver, does that mean you only purchase homes in those 2 cities? 

You definitely aren't the first one to ask that.  Quite frankly, we will buy houses all throughout the United States.  But since the bulk of our purchases come primarily from metropolitan Phoenix and Colorado areas, but, we will buy houses in ANY AREA in the USA.

I am in foreclosure, and there is a looming auction date, can you close quick enough to stop it?

YES! We sure can; but you betty hurry.  We need every extra bit of time to stop these.  Also, the longer you wait, the less we will be able to pay for your home.  Simply, the longer you wait, the more the attorney's fees increase dramatically.  All we can suggest is that the sooner you can contact us, the better the result will be for you.

Why should I even bother selling it, my credit is already bad, why not just give it back to my bank through foreclosure?

Great question.  And many people who get to this point of financial frustration would feel the same exact way.  However, we just remind you that someday in the near future you will get your finances back in order and will eventually want to use credit again.  And one of the worst things that you can have on your credit record is a foreclosure sale.  Whether you realize it or not, it is something that you want to avoid if it is humanly possible to do so.  So, by selling to us, you will avoid the pitfall of ever having a disastrous foreclosure on your credit record.

We love landlords.  Why??? because of two main reasons.  #1 most of you have more than one property.  In fact, we can even buy your entire portfolio of homes all at once (rented out or not).  and #2, we know that you understand that a house is merely an asset that can be easily sold and you won't be emotionally attached to it.  Regarding the tenants, we do not fear them; we have the compassion and empathy to work with them.  And if that doesn't work, we have a great legal team to help us out.  In other words, we are well prepared for any situation.  So bring us whatever you have, we would love to look at it.

We get this response a lot.  Some people just think that no one will buy their home until it is in tip top shape.  Well, at least that is what the Realtors will tell you.  And actually, they are partially right if you want to sell it to an end user home buyer.  However, we are Real Estate investors and believe us, we aren't scared off by anything cosmetic or even structural.  You probably wouldn't believe the horrible condition of some of the homes that we have bought in the past.  We accept the good, the bad, or the ugly.  We take them all.
